Listing Number: 76931-267770
Description
Business: $1,500,000
Real Estate: $5,000,000
Nestled in the heart of the Texas Hill Country, this southern-inspired restaurant and award-winning brewery is a beloved part of its local community. With impressive cash flows and an extraordinary reputation, the business is perfectly poised for new ownership to continue the growth of both the restaurant and, especially, the brewery side of the business. There are many possibilities for distribution of the craft beers, which are award-winning.
With a notable revenue mix and diverse clientele that’s a mix of tourists and loyal local patrons, the business stands out for its strategic location and commitment to quality food, award-winning craft beers, and hospitality. As such, this acquisition opportunity presents the potential for growth in various areas, appealing to buyers interested in the craft beer, restaurant, and hospitality industries.
The business revenue in 2023 was over $2.4 million with a year-end SDE of $327,345. Inventory on hand for the restaurant and brewery alike is approximately $100,000 and incorporated into the $1.5 million listing price is over $600,000 in intellectual property related to proprietary recipes for the restaurant and most notably, the craft brewery. Also included is over $300,000 in fixed assets, encompassing but not limited to all kitchen and brewery equipment.
The real estate is being sold in conjunction with the business at an asking price of $5,000,000. The restaurant and brewery occupy two lots in the historic town center. The building square footage is 8,025 on land that measures 10,915 sq ft.
Growth over the last few years can be attributed to many factors, but highlights include:
Brewery
• New Chiller—A new chiller was purchased in 2019 to increase production numbers, and relocated it to the outside in biergarten to reduce excess heat in the brewery.. This has reduced the inside heat load significantly by 15-20 degrees which in turn took the strain off our air conditioners and brewing systems.
• Cold Storage Building—Built in 2020, this on-site storage designated for kegs only have provided us the ability to produce and store beer for events, keg sales, and create greater diversity in our lineup of craft beers available to guests. The Texas Hill Country is a wonderful wedding destination and the business already has connections at some of the finest venues. The cold storage room has a dual usage with exterior taps and bar for private events.
Kitchen
• New Equipment— A second line of cooking with an expanded range with eight burners, an additional fryer, and an expanded 72” flat top for cooking have all increased output.
• Relocated Back Lot Coolers—Created an exterior back door in the kitchen that allowed staff access to walk-in coolers without walking through the dining room/dancehall. This utility lot redesign (included trash bins, grease trap, propane tanks and all outdoor walk-in coolers) has created a more productive and safer work space. In addition, the redesign helped to free up room to expand biergarten seating and lounge areas.
Restaurant
• Increase seating by at least 15%—Adding additional seats at the bar and changing the layout of the dining room increased seating capacity and flexibility for large parties during high volume while still providing “cozy” places to enjoy a meal with family and friends.
• Cosmetic improvements–Upgraded paint, lighting, updated restroom surfaces, and a new front entrance have heightened the overall guest experience.
